MANAGEMENT SERVICES INCLUDE:

• Conduct an in-depth Market Analysis to determine appropriate rental rates for each unit type.
• Perform a detailed inspection of the property, noting needed repairs and potential capital improvements needed to preserve and enhance property value.
• Prepare a comprehensive management plan for the property and incorporate this management plan into an annual operation budget to be approved by the owner.
• Recruit, train and install on-site staff that work directly under the supervision of Pan Pacific Properties, Inc.
• Provide full accounting services for the operation of the building. Pan Pacific Properties, Inc. will provide a monthly operating statement detailing income and expenditures and contrasting these actual figures to the budget. We are able to create numerous other useful customized financial reports upon request. Examples of the reports we normally include in our monthly financial reporting are available for review.
• Advertise, promote and market to ensure maximum rental income and reduce resident turnover.
• Represent the owner in all Landlord-Tenant matters. Ensure that the building operates in accordance with all Landlord-Tenant laws, fair housing laws and other rules, regulations and ordinances.
• Inspect the building on a frequent basis noting repairs in progress, repairs required and overall condition of the property.
